03Last question for you specifically Ben when when did you leave your full-time job and H like when when did you feel comfortable about leaving your full-time job if those two things aren't the same like was it was it nerve-wracking to switch over from from 9 to-5 work to this real estate investing full-time or did you feel like this is it I'm I'm good to go well as soon as I become comfortable with the fact that I don't have a full-time paycheck coming in I'll let you know haven't gotten there yet no it was very nerve-wracking I mean it it was a funny feeling you know I describe it as a a picture you're standing on the lake and you've got a foot in two different boats and they're just slowly drifting apart you know you got to pick and and I saw my career I was in Neurosurgical sales so standing in brain surgery three

51Four days a week and dealing with brain surgeons and and purchasing directors and it was a very very stressful job I mean made good money but it was a very stressful job and and long hours a lot of travel and and that career was going One Direction I could have kept pursuing that and making making a lot of money but to me the freedom was far more valuable and that was the other boat of of hey if I'm G to go after this real estate thing and go full-time I got to do it sooner than later because at some point it just will become I'll become too fearful you know like a lot of people once I I found that when I was interviewing other people about why they didn't pursue their pass you know start their own bakery or open their own shop or go into real estate whatever it was having kids tended to be the pivotable pivotal moment right once you had another

40Mouth to feed that always seem to be the trigger that hey now I I can't take that risk I have to stay in this job and so when my wife first told me that we were pregnant the first thought through my head was I have to quit my job and most people that hear that like it doesn't make any sense but the entrepreneurs usually kind of give me the knowing grin like that I knew if I didn't take the plunge then I never would so that was pretty much the trigger for me gave my notice about a month later and what it's been six years ago almost exactly six years ago we went fulltime and yeah waking up January 1 and have no source of income that is scary as hell but that also we we use that as motivation we got on the phone with with friends and family hey

28We're going to start we're gonna not even start we're already investing in real estate hey we're going to do more flips to generate that short-term income to replace that that replace the earned income from the job you know it takes a while to build enough momentum to live off rentals that's that's a course the goal but at that point we only had 15 rentals something like that it just wasn't enough to live off of so did did some more flips and you know slowly built the rental portfolio up and and bigger bigger to where we didn't need the flips anymore so very long-winded version of saying that you know it was it was a scary scary leap I'm glad I took it in a lot of ways I wish i' had done it sooner but you know I think things happen when they should for a reason so I think I

17Was I was ready for it at that point it was the right time for us and I at this point I could never go back I mean I I love working but I don't think I'll ever have a job for the rest of my life I don't think I could do it that's a enviable position I think as long as it's by your choice not someone else's that's right yeah there's nothing more motivating to to get you moving than not knowing how you're going to pay your bills you know if once that income stops it's like it's a wakeup call that you got to you got to really pick it up so I've been down that road hey thanks a lot for tuning into this segment of the interview with Mark and Ben they are business partners who have built a really impressive portfolio of about 70 rental properties so if you want to hear the full interview you can download it at any podcast

06Player or you can just go to the link in the description of this video also Mark mentioned a resource that he put together it's sort of a tips and expectations document that he gives to all his tenants before they move into a property and he said it's it really cuts down on all the issues that pop up while they're living there and then eventually when they move out so if you want a copy of that document I've got it linked up in the description as well also leave a comment below and let me know what you got out of this video we make videos like this on a weekly basis so hit subscribe and you'll get notified when new videos come out also you can continue the conversation in the living off rentals Facebook group I hang out there there's a lot of other rental property investors that hang out there so you can get your questions answered you can continue the discussion and I will
